The lobby is open and welcoming, a feature we are excited to finally be able to offer with RainPalm Residence. It will have a securrity post in addition to a waiting area. The entrance of the lobby has a drop off point for added convenience. The waiting area will be open and spacious, a place to sit and relax while you wait for your friends and family.
Lobby is the first area that residents and guests see when they enter the building, and we have ensured that it is both functional and aesthetically pleasing.

The multi-purpose hall is located near the residential entrance, which makes it an excellent venue for holding events. The space will have a small pantry for storing food and drinks. A small toilet has also been included in the hall for convenience. Due to its location, the multi-purpose hall can be leased to outside parties therefore be used to generate income for supporting the maintenance of the building.
The hall will have a separate entrance, allowing for monitoring of the movement of attendees. By leasing the hall, the owner’s corporation can build up its sinking fund, which proves very useful in the long term.

THE PARKING AREA
RainPalm Residence features a parking area of two levels, providing easy access from the residential entrance and to commercial exit. The basement level features ample parking slots designed to accommodate four-wheelers for hassle free parking. The first-floor features two-wheeler slots, allocated to individual apartments.
To ensure safety and security of all vehicles, the parking areas will be fitted with security systems. Security officers will patrol the area daily. In addition to this, a parking sticker will be issued for each slot to access the parking area.

THE POOL DECK
The pool deck is in the second floor adjacent to the fitness center. The pool measures 14m in length, 7 meters in width and 1.30 meters in depth. The pool will be fitted with a quality filtration system. The pool is surrounded by a large sundeck, perfect for relaxation and soaking up the sun. The pool also features a small kid’s pool area, providing a safe environment for them to enjoy.
You can easily transition from a workout in the gym to a refreshing swim in the pool. The pool deck will be a great place for a peaceful and enjoyable retreat.

Application & FAQ
Interested parties can submit applications through our online application form. Please ensure that all fields are properly filled and all the requested documents have been uploaded. Self-financing applicants must show sufficient income to prove their ability to settle payments according to our/own schedule. For applicants who have selected end-user financing, they are eligible if they meet the criteria set by the bank to evaluate loan eligibility.
Please note that eligible income may vary case by case, based on the information provided by the applicant in the loan application form. If you are not eligible for the loan amount you prefer, you can choose to add participants to your loan. If you choose to add participants, you are required to add them when submitting your application.
A booking letter specifying apartment details, price and required loan amount will be issued upon completion of 1st floor slab. Customers must approach the endorsed banks with the booking letter to begin the loan process. Once the loan is approved, and the sale and purchase agreement is signed, a quadripartite agreement will be signed between the bank, customer, Urbanco and the developer. Once signed, the Bank will disburse the payments to the developer as per the developer's payment schedule. Customers will be required to pay the bank according to the loan servicing schedule agreed between them and the bank.
Yes, but you can only use pension if you are purchasing the apartment through bank end user financing.
Yes you can. However, the proposed schedule must be reasonable and repayment duration should not exceed the construction period. The proposed schedule will only be accepted if the applicant can prove their ability to settle payments and if the proposed schedule does not deviate too much from our payment schedule.
If you plan to purchase apartment through bank end user financing, this option is unfortunately unavailable.
You will receive an application approval email from Rainland with a draft of the commitment agreement attached, requesting for booking confirmation. Once we receive your confirmation, the commitment agreement will be signed with Rainbow Construction Pvt Ltd. Booking for the apartment will be cancelled if the applicant fails to sign the commitment agreement by the given time frame.
Once an application is submitted, you cannot make any changes to it. Therefore, we advise not to rush to submit the application form. Bookings are not awarded on a first-come, first-served basis.
Applications are not evaluated on a first-come, first-served basis. Bookings will be evaluated and awarded on a per-apartment basis. An internal committee will review all applications received for a specific apartment and award bookings based on the income and advance payment of the applicant.
Applicants should provide their ID card, bank statement, and other income supporting documents for both themselves and any participants added to the application form. If you plan to use pension fund towards advance payment, applicant is required to submit a screenshot of the pension account balance. Bookings will be awarded for applications with proper documentation.
Without the bank statements, we cannot verify the income and the advance payment, therefore your application will be rejected.
Please note that all documents submitted with your application, including the application form will remain confidential. Only the application evaluation committee will have access to your documents.
